    After reviewing your property details and prior depreciation information, we provide a proposal outlining estimated benefits, scope, and pricing.

  3. Step 03

    Engagement

    To begin the study, we collect a 50% deposit, with the remaining balance due upon acceptance of the completed report.

  4. Step 04

    Secure portal & documentation

    You receive access to a secure client portal where you can upload documents, complete a questionnaire, and track study progress.

  5. Step 05

    Engineering-based analysis

    Our team gathers property data, reviews records, and performs the detailed analysis required to identify accelerated depreciation opportunities.

  6. Step 06

    Final delivery

    You receive a complete cost segregation study with supporting documentation designed to maximize your property tax savings and support IRS compliance.

What you provide

Your most recent appraisal; a list and cost of upgrades since purchase; recent photos of the property (including HVAC, water heaters, and appliances); closing documents; and whether it is furnished.

What we handle

We pull the county and city records ourselves for details like piping and gas.

Timeline / 2-4 weeks per study once everything is provided. Single-family and small multifamily are faster; commercial and large or mixed-use take longer.

Most studies are completed within 2-4 weeks after all required information is received. Smaller residential and multifamily properties are often completed sooner, while larger commercial and mixed-use properties may require additional time.
